How to get in, what the handful of rules are, and the things about a working peninsula that are worth knowing before you arrive.
Last revised August 19, 2026
Plans change. The closer to your arrival that happens, the less chance we have of re-letting the nights, which is what the scale below reflects.
| More than 30 days before arrival | Full refund |
| 14 to 30 days before arrival | 50% refund |
| Fewer than 14 days before arrival | No refund |
| No-show, or leaving early | No refund |
One deduction, and we would rather tell you now than at the point of refunding you. If you paid by card, the processor’s fee on the original payment is not returned to us when we refund you — so it is not included in what we send back. A “full” refund means everything you paid less that fee, which is a small percentage of the total. Pay by Zelle or Venmo and there is no such fee, so nothing is deducted.
We will always show you the arithmetic rather than just a number. If a cancellation is for something serious — illness, a death, a storm that closes the road — write to us. The scale above is the policy, not a script we read from.
If something on our side makes a dome unusable — storm damage, a failed well pump, anything that would leave you without water or heat — you get every dollar back, including any deposit and the card processing fee. When the cancellation is ours, absorbing that fee is our problem rather than yours. If the other dome is free and suits you, we will offer it first.
We would rather refund you than have you drive three hours to something that is not right.
Ask. If the nights you want are open and it is not the week of your stay, we will usually just move you at no charge. Moving into a more expensive stretch of the calendar means paying the difference.
Short list, and none of it is arbitrary.
| Events and parties | Not without prior approval. The domes are for the people staying in them, but do ask — a small family gathering is a different thing from a party |
| Maximum occupancy | Ten in the Big Dipper, six in the Little Dipper. Sixteen if you take both. These are ceilings, not targets |
| Check in / check out | 4:00 pm / 11:00 am |
| Minimum stay | Two or three nights depending on the month |
| Pets | No pets. We love them, but keeping the domes clean and comfortable for every guest means pet-free |
| Arrival | Through a private gate on Starry Night Lane, using a code we send you for your stay |
The no-events rule is the one we care most about. A peninsula this quiet stops being quiet the moment it becomes a venue, and the quiet is the entire product.
Four things worth saying plainly, because this is thirty-three acres of real countryside rather than a resort.
The wood stove is a real one. Instructions are by the hearth, the flue must be open before you light it, and nothing goes in it but the wood we leave you. Do not leave it burning when you go to bed or leave the dome.
An adult needs to be with children at the hot tub and at the water, every time. There is no lifeguard here or anywhere on Lake Monticello, and no shallow end at the dock.
There are cliffs on the property, where the ground drops away to the water. They are not fenced — fencing thirty-three acres is not realistic — so walk the ground in daylight when you arrive and know where the edges are before dark.
This is genuine countryside and the wildlife lives here too: deer, snakes, spiders, a coyote heard at night now and then. None of it is looking for you. Shake out shoes left on the deck, keep food inside, and let the field be what it is.
The lake level can move a couple of feet in an hour or two when the station pumps — fine on the dock, worth knowing before you tie a boat up short.
Ordinary wear is expected and we do not chase people for a chipped mug. Something genuinely broken, or a mess that stops us turning the dome around for the next guests, we will talk to you about and charge at cost. We will show you what it cost.
Ask before you book rather than after. abkeysproperties@gmail.com reaches the owners and you will usually hear back the same day.
